The UNI 11473-3 standard describes the requirements for the provision of the installation and periodic maintenance service of fire-resistant doors and windows that can be opened and/or for the control of smoke dispersion, the performance of which has been tested according to UNI EN 1634, or UNI 9723 Fire resistance of doors and other closing elements.
The maintenance of fire doors is essential to ensure their effectiveness in preventing the spread of fire and smoke in the event of a fire. Fire doors are designed to withstand the fire for a certain period of time and protect escape routes and safety zones. The maintenance of fire doors includes various activities, such as cleaning the seals and hinges, checking the locks and automatic closures, repairing or replacing damaged or obsolete parts, and verifying compliance with current regulations. In addition, fire doors must be subjected to periodic tests to verify their resistance to fire and smoke. The maintenance of fire doors should be performed by specialized and qualified technicians who follow the manufacturer's instructions and the reference standards. Maintaining fire doors is an important investment in ensuring the safety of people and property and preventing any damage or loss in the event of a fire.
The periodicity of the maintenance of the fire doors must be at least every six months, but in case of greater use it must be foreseen more frequently. REI doors have a particular maintenance, which is structured in different phases:
Check and lubricate the hinges, bearings, articulated arms and locks
Check, adjust and adjust closing springs and overhead door closers
Check the condition of the smoke seals, replace any worn seals
Check and adjust latch, locks, external handle and panic bar
Closing selector control and adjustment, secondary leaf flush-bolt
The periodic check, therefore, consists of a series of operations aimed at verifying the complete and correct functionality of the door and must always be connected to ordinary maintenance, which is carried out with commonly used instruments and tools and is limited to minor repairs or the replacement of parts of modest value.
